Ad Valorem Tax
Ad Valorem tax, more commonly known as property tax. The basis for ad valorem taxation is the fair market value of the property, which is established as of January 1 of each year by the Houston County Assessors Office. The tax is levied on the assessed value of the property which, by law, is established at 40% of fair market value. The amount of tax is determined by the tax rate (millage rate) levied by Mayor and Council each year (one mill is equal to $1.00 for each $1,000 of assessed value).
City taxes are mailed the first or second week in October and are due no later than December 20th of each year. If not paid by December 20th, a penalty of 10 percent is added. In addition, interest in the amount of one percent is assessed on the 20th of each month beginning in January. If a lien (or fifa) is placed against the property, a fee of $12.00 is added.
Senior Homestead Exemption
City Code Section 10-6 provides “A Homestead Exemption from City of Warner Robins ad valorem taxes in the amount of $24,000.00 of the assessed value of the Homestead for property owners who are 65 years of age or over and have been a resident of the City for at least five years immediately preceding the first day of the taxable year for which exemption is claimed.” In order to qualify for this exemption, it must be claimed in writing in the City Clerk’s Office by June 30th of each year.
